Sonata Beach Club: Developer Price Reductions

 

Those that follow my posts know that I identify buying opportunities for oceanfront condos.  The oceanfront condos that have proven to be the best buying scenerios have been offered by either motivated sellers or by developers looking to close out their inventory.  In today’s market there are a select number of truly fine buildings that have been finished and offered for sale at the worst possible time.   These new buildings can remain unsold for only a limited time.   Eventually, prices have to reflect today’s market. 

Enter Sonata Beach Club in Pompano Beach.  This is a “boutique building” with only 64 residences.  The largest unit (not counting the penthouse) is 2809 sq.ft. 2 bedrooms plus a den with 3 baths.  The smallest unit is  2497 sq.ft.   These are spacious oceanfront units.  Prices when originally offered were above $1million, averaging $435 per square foot.  Today, these units have been discounted 40%.  A great unit with direct ocean views on a mid to high floor can be had for $800,000, $285 sq.ft.  These are “decorator ready” units that have to be finished out.

For those desiring a large 2 bedroom plus den oceanfront condo in a small building, Sonata Beach is worth a look.

The “Boutique Building” Low Rise-Low Density Oceanfront Condos-

There are numerous luxury oceanfront condos along the coast in South Florida ; in Miami Beach, Fort Lauderdale Boca Raton and Palm Beach.  Each building has its own personality, style and vintage.  The great majority of the luxury oceanfront condos rise 20, 30 or 40 stories high, with over 200 units per building.  

There is an option for those that prefer a smaller number of residences in a building.  These are known as “Boutique Buildings”  Some of the “boutique buildings” also are low rise buildings as well rising no higher than 12 floors.

In Hollywood, there is the newly built Villas of Positano. Built by Architect-Derek Vander Ploeg, known for projects such as Mizner Park and the spectacular Excelsior in Boca Raton.  The interiors were completed by the Perla Lichi Design group, known for exceptional high-end residential design.  

The Villas of Positano is situated between the ocean and the Intracoastal Waterway in Hollywood. The building consists of only 62 residences and is only 11 stories high.  Prices at the Villas of Positano start at $1,050,000 for 2771 square feet and go up to $2.6 million for a four bedroom villa.

Everyone today is looking for a great deal.  Here is an opportunity….. a magnificently unit finished by Steven G, renowned residential and commercial designer.  Over 3400 square feet 3 bedrooms 3 and one half baths. Other buildings in South Florida similar to the Villas of Positano’s Mediterranean style are the Bellaria in Palm Beach and the newly build Luxuria in Boca Raton.

Another “Boutique Building” with a modern South Beach feel is Coconut Grove in Fort Lauderdale.  This building has Smart Building Technology and is situated right next door to the Marriott Harbor Beach Club.   I have recently written a post on their price reductions. 

There is an oceanfront unit at Coconut Grove on the second floor in the best line in the building. (happens to be my listing).  Unobstructed ocean views.  The unit feels like you are living at a  beach house on the sand.  You can hear, smell and see the ocean.  2 bedrooms 2 and one half baths with a separate laundry room.  2001 square feet asking price $1,299,000.

Oceanfront Townhomes at the Beach Club- Living Very Large !

 

  

 Where can you buy over 4000 square feet of luxury living space, inches from the beach, finished with the same fine finishings as the Apogee, for less than $600 square foot?  In  a place you would never think to look…. at the Beach Club.  The Beach Club consists of 3 oceanfront towers in Hallandale Beach.  The Beach Club has long been sold out by the developer except for 3 incredible townhomes that were released after the building was sold out and have recently been reduced.   The Beach Club Townhomes are an extremely unique large living space.

A while back we wrote about oceanfront alternatives for those that prefer to not live in a high rise.  Villas of Positano is another great alternative in Hollywood. It is a Mediterranean style condominium with only 62 exclusive units and 11 floors.  Built in 2007, it is a luxury condominium on the beach. Units available offer spectacular ocean and intracoastal views. The building includes fitness center, heated pool, spa, sauna. There is access to a private marina across the street with accommodations for a 100 foot yacht. Villas of Positano is minutes from Fort Lauderdale International Airport.

Currently there are 15 units on the market. The least expensive unit is $1,249,000 for over 3000 square feet and is being offered by a motivated seller.  There is also a stunning penthouse with over 5000 square feet offered for $4,600,000.

The Affluent Are Attracted to Newer Oceanfront Condos in Boca Raton

If you want to buy a relatively new condo on the ocean in Boca Raton your choices are limited. There is the Luxuria that is under construction. The Luxuria is a 24 ultra luxurious residences in a 10 story, low-density tower. The units have enormous square footage ranging from 4,500 to 12,000 sq. ft. This is the only opportunity for new construction directly on the ocean in Boca Raton. Prices range start in the low $4 million range.

The Excelsior is another building with great appeal to the affluent. It is also a smaller low rise as is the Luxuria and was completed in 2002. The most notable recent sale in this building closed on January 19 of this year. It was a duplex on the 11th floor that had been featured in many magazine. The interior was designed by Alfred Karram II the world famous designer. The materials were the finest woods and stone. Attention to details was incredible down to the hardware used on the doors. This unit included a cabana at the ocean.
