Pompano Beach- The New Hollywood Beach for Oceanfront Condo Deals

New oceanfront condo construction in Hollywood Beach offers several wonderful buildings.  There is the Diplomat Residences, Ocean Palms, Villas of Positano, the Beach Club in Hallandale and now Trump Hollywood. I have written numerous articles about finding the best oceanfront buys along the coast in these few buildings.  On a dollar per square foot basis for direct oceanfront views, spacious floor plans, great amenities and a nice new building these buildings are the buy.

Hollywood and Hallandale attracts buyers from all over the world looking for an oceanfront vacation home in South Florida priced well.  It is an area that has old Florida charm mixed with luxury oceanfront condos. There are many neighborhood restaurants and there is the Hollywood Broadwalk.  Second homes purchases in this area have remained strong throughout the economic down turn.

There is a new area that has similar characteristics to Hollywood.  Pompano Beach is beach town mixed with old Florida charm, older condominiums and new Luxury buildings.  Many buyers are now moving north to Pompano Beach to take advantage of several opportunities in new very well priced condominiums.  These opportunities are a little different because they are across the street from the ocean, but they each offer spacious floor plans in new buildings with nice amenities, at todays prices.

Oceanside Pompano Beach consists of 186 condos, half facing the intracoastal and half facing east towards the ocean.  Preciously owned and developed by WCI, the current owners set competitive pricing and they are selling fast.  For example,  there is an unobstructed beautiful west views on the 12th floor that is  1462 square feet with an asking price of $512,000.  That works out to $350 per square foot.  This building has outstanding amenities and the units have nice quality finishes and top of the line appliances.

Sonata Beach Club is another option of interest.  These are large 2 bedroom plus den condos with ocean views. For example there is a mode that is 2529 square feet, asking price $855,000, $338 per square foot.  It offers a fantastic open floor plan, huge balcony and expansive ocean views.

Another option down the street in Fort Lauderdale is the Sapphire Condominium.  Again, it is across the street from the ocean but you can buy a 1630 square foot 2 bedroom plus study on the 8th floor with great ocean views for $619,00, $379 per sq. ft.

This season is probably one of the busiest oceanfront condo buying seasons ever in South Florida.  At Oceanside Plaza, at this point in time there were only 6 intracoastal facing units left. Every other unit is sold.  I was there last weekend with a client and the sales office was non stop with buyers.

Ocean Palms is a great building to analyze that represents the intense buying activity along the coast. 54 units have either sold or are pending sale in the past 6 months.  Currently there are only 11 units for sale on the market.   6 months ago if I remember correctly there were probably about 50 condos for sale.

There isn’t a buyer today in whatever price point they are in that isn’t looking for a buying opportunity.   Many of the buyers I speak with clearly feel this is the time to buy and are concerned about missing these great opportunities.  Some buyers are even sorry they didn’t buy 6 months ago.

Hollywood-Hallandale Oceanfront Condos- What is Selling?

Hollywood and Hallandale Beach offer the best prices per square foot for relatively new condominiums on the ocean along the coast in South Florida. The Hollywood Hallandale Beach area has attracted many buyers because of its attractive pricing, proximity to the Fort Lauderdale International Airport, the Hollywood Broadwalk, and its Florida original character. The great buildings in Hollywood-Hallandale are the Beach Club, Diplomat Residences, Ocean Palms, Villas of Positano and Trump Hollywood.

They are all great buildings finished with floor to ceiling windows, latest state of the art kitchens and baths, full service amenities and with the footprint right on the sand. As with all condominiums along the coast, each building offers its own personality, amenities, floor plans and services.

In today’s south Florida real estate market buyers are taking advantage of low prices.  Sales are very active. The international appeal, and second home acquisitions have kept this market healthy and active. Short sales and bank owned units make up a small percentage of the data but the primary sales activity are condos sold by realistic motivated sellers.

Diversity of Oceanfront Living: Look at 5000 Square Foot Condos

There is a unique market along the coast for ultra large Oceanfront Condos.  I am using 5000 square feet or larger as the designator for this category. If you were looking for an oceanfront condo of this size from Miami to Palm Beach you would find 59 properties to look at.

The largest oceanfront condo is situated in a great location in Fort Lauderdale at the Coconut Grove.  Coconut grove was constructed in 2008 and this unit has never been lived in.  This penthouse is over 11,000 square feet. It was listed on the market in 2009 for $12,000,000. Listing price today $7,995,000 and motivated.

The most expensive oceanfront condo is listed for $30,000,00 and is 7,600 sq.ft.  It is in Fisher Island.  It is offered completely turnkey with an extensive collection of artwork,  fine furniture and state of the art electronic detailing all done in old world elegance.

If Miami Beach is more your style, there is a 6200 squarefoot penthouse at the Setai.  Spectacularly finished with breathtaking views from the 40th floor. Asking Price $27 million.

On the other end of the price spectrum,  there are a few 5000 sq.ft. oceanfront condos listed under $2 million. An interesting unit  is an eclectically finished residence at Point of Americas in Fort Lauderdale, built in 1972. Over 5800 square feet with direct views of the non stop boat activity in the inlet, including the major ships coming in and out of Port Everglades.

So do these huge properties sell?   In November of this year a 5200 sq.ft. unit at Bal Harbour Tower sold for $2.2million and in November of this year a 5700 square foot penthouse at the Acqualina in Sunny Isles  sold for $4,800,000.  There is a unit under contract at the Diplomat Residences in Hollywood,  professionally decorated on the 26th floor. Asking price $2,999,000.

The inventory of South Florida oceanfront condominiums is very diverse. Looking at condominiums with any specific criteria we see grand old buildings built in the 70′s to the newest state of the art condominiums, from small 2 bedroom units to ultra large open spaces and in all prices.  That is the South Florida Oceanfront Condominium profile.  All of the above.

Hollywood Beach Oceanfront Condos New Neighbor: Jimmy Buffet's Margaritaville Resort

Hollywood Beach, home to luxury oceanfront condos, such as Villas of Positano, Trump Hollywood, Ocean Palms and the Diplomat Residences, will have a new addition to the neighborhood.  Local officials approved the Jimmy Buffet themed $100 million project proposed to sit on a six acre tract at A1A and Johnson Street.   The Margaritaville developers have 90 days to propose the right mix of entertainment, restaurants and financing.

Hollywood Beach is home to the popular “Broadwalk” a 2 mile pedestrian promenade.  The new proposed resort will be the first large scale addition to this landmark.

Hollywood and Hallandale Beach offers some of the lowest priced per square foot oceanfront condo opportunities along the coast of South East Florida.

Trump Hollywood To Begin Closings

Hollywood and Hallandale Beach host several new oceanfront condos that are highly desirable and sought after.  Beach Club, Diplomat Residence, Ocean Palms, and the Villas of Positano

Of those condos, there are 57 units on the market that exceed $ 1million.  There have been 6 closed sales for units over $1million in the past 6 months.  There is a tremendous demand for this area and there are buyers at that price point, although not many in this market.   The average price per square foot of closed sales average under $400 per square foot except at the Villas of Positano where the closed sales are closer to $500 per sq. ft. or higher.

These new condos are about to be joined by the brand new Trump Hollywood, closings will begin next week. Timing for this project could not have been worse.  Prices start at $1.3 million.   The concerns about this Related Group project were identified in the  Sun-Sentinel.  Donald Trump Jr. was on property Friday.  They are stating that they have 140 buyers lined up.

I will be watching this property carefully in the comings weeks and months and certainly hope to see it succeed.

Miami-Fort Lauderdale Sold Oceanfront Condos- Last 90 Days

In the last 90 days there have been many oceanfront condo sales that have closed.  We wanted to be specific by showing our readers what has actually sold, and what prices buyers are paying.  As we move into the fall season, increased sales are expected for second home buyers looking for good buying opportunties.

Blogsouthflorida, focuses primarily on newer oceanfront condos so the condos listed are in buildings built after 2000 and with a minimum of 2 bedrooms.

In Miami-Dade there were 89 oceanfront condos that sold.  The Penthouse at Continuum sold for $9,900,000, asking price $14,500,000,  32% off asking.  There has been several sales at Turnberry Ocean Colony in Sunny Isles.  This is one of our favorite properties in South Florida and prices on a per square foot basis are quite attractive.  There have also been several sales at One Bal Harbour, another sought after luxury oceanfront property.  We are delighted to see several sales at Canyon Ranch as well.

n Broward County, The Ritz Carlton,  had a closed sale of a large 3073 sq. ft. oceanfront condo for $1,800,000, asking price $3 million, 40% off asking price.   Not surprising, there are the most sales at the Beach Club in Hallandale Beach.

Market Profile of Ocean Palms, Diplomat, Beach Club, and Villas of Positano Hollywood and Hallandale

We wanted to provide our readers with a concrete look at specific buildings in today’s the market. We have selected Ocean Palms, Diplomat Residences, Beach Club1,  Beach Club 2, Beach Club 3, and Villas of Positano in Hollywood.  

Each one of the buildings we selected have their own very specific characteristics.  Beach Club is of course the largest with a total of over 1,200 units whereas Villas of Positano only has a total of only 65 units.  

Ocean Palms has the lowest percentage of units on the market.   Diplomat Residences has the highest, 26% of the total building on the market.  

The closed sales data is based on the past 6 months.  The lowest closed price per square foot was at the Beach Club at $252 per square foot and surprisingly followed by the  Diplomat Residences at $253.   Not surprisingly the lowest sale price was at the Beach Club. 

South Florida newer condominiums have been averaging around 20% of the building on the market for the past year.  That number hasn’t increased in fact, as I mentioned in a previous post, inventory numbers appear to be on the decline.  

Several large scale investors such as Jorge Perez and others are stepping in to take advantage of current market conditions and attractive prices.  Real estate will have its ups and downs but unlike paper investments….it will not evaporate !

 

 

 

 

 

 

Buying Opportunities For an Oceanfront Condo in South Florida

Through my research I come across “break out” properties. I call these South Florida Oceanfront properties “break out” properties because they stand out from the inventory.  Certain properties that I identify are very  unique and presents attractive buying opportunities.

Criteria that I analyze that makes these “break out” properties unique can include some or all of the following:

Building Quality & Amenities

  • View
  • Square footage
  • Number of bedrooms
  • Price per square foot
  • Price
  • Comparables
  • Location
  • Uniqueness

 

I have found that when I have identified these properties, they always sell rather quickly. So even though the Average Days on the Market for most waterfront condos is about 156 days, these opportunities sell considerably quicker than that.

Here is an example. Most recently, at the Diplomat Residences in Hollywood, there was a 3,000 square foot direct oceanfront unit that was being offered for $1,199,000 on a high floor.  We can pretty much assume that it sold for less than asking price. Comparable units were going for $1.9 million a year ago.  This particular unit has gone to contract.  The next somewhat comparable unit is being offered today for $1.5 million.

I have identified “break out” opportunities in several extraordinary buildings, including Ocean Palms, Turnberry Ocean Colony, One Bal Harbour and  the Continuum in South Beach just to name a few.  They are out there!

The economy and housing situation has been very well documented in all forms of the media. However, Many people see this as a time of opportunity, especially in the luxury oceanfront condo market.

In the luxury oceanfront condo market in a first class building, there have been some incredible opportunities. We recently worked with a buyer at the Diplomat in Hollywood and were able to negotiate an oceanfront condo at an incredible price. This was a high floor direct ocean views. Regardless of what the market does over the next few months, this was a great deal.

There are some very shrewd buyers out there taking advantage of spectacular opportunities.

We receive a constant stream of phone calls from buyers from all over the world that are interested in purchasing oceanfront condos. There are buyers who are seizing the moment so to speak, and stepping in to take advantage of the great opportunities out there right now.

Are there opportunities? You bet there are and I have been in situations, where once we identified a great unit at a great price, other buyers were also putting offers in on the same units.

There are varying degrees of motivation by sellers in all price ranges. There are some units in building less than 2 years old that the original developer still owns that now are very motivated to sell. There are units that are being sold by investors that are several hundred thousand dollars less than what they paid for it. Each situation is different but the opportunities are there. The units that are available under these circumstances include the most desirable oceanfront floor plans in premier buildings.

All I can say is that if there is a desire to own an oceanfront condo in South Florida, at this point in time, you can get the best of the best at deeply discounted prices. When the media says…”We are now at the bottom and the market is going to turn around”… the best units in the A rated luxury buildings will be long gone!!!
