The Blue Diamond in Miami Beach is being offered for $692 square foot. The Continuum in South Beach is being offered for $874 a square foot. South Beach is one of the most expensive beachfront locations in South Florida, with many listings offered at well over $1000 a square foot.

Oceanfront Condo Buying Opportunities in South Florida-International Appeal

There is no question, the really good oceanfront condos are selling. International and even national buyers see the great opportunities out there and are taking advantage of them. According to the MLS, in the last 60 days, there have been 46 reported closed sales for oceanfront condos that were listed over $1 million in Dade and Broward counties.

Barbara Corcoran, the real estate contributor for NBC’s Today Show and CNBC, was on today and said that “waiting for the market to go down is silly business ….. international buyer’s are gobbling up knowing that the prospects for Miami are so positive that they know they are going to make money long term.”

Reuters published an article on February 20, 2008, Miami condos are “for sale” for foreign buyers.

It is understandable why International buyers find South Florida Oceanfront Condos to be attractive. Here is an example of an oceanfront condo that was originally listed at $1,155,000 in 2006 and is now listed at $849,000. That is approximately a 30% price decrease.

Here is the update as of today…

  • There are 93 units on the market out of the 185 in total
  • There are 15 pending sales
  • The MLS is reporting 14 closed sales
  • Out of the 93 units on the market some are being offered by investors looking to assign the contract and avoid closing
  • The WCI still has some developer units available

Speaking to the developer and to various unit owners, they believe that only a small percentage will go back to the developer and the rest will close and be sold. One owner that I was speaking with actually raised the price $100,000 that day on their 2,650 square foot unit.  I will say this, the footprint of the building, the location, the view, and the amenities have so much going for it. Bal Harbour appeals to an international crowd and One Bal Harbour has unique characteristics that make it quite special.

The 09 line faces north east offering spectacular ocean, intracoastal, channel and coastline views. The units are 2,650 square feet, 3 bedroom 3 baths. The least expensive (09) unit offered is at $2,250,000.

The Finest Service At The St.Regis Residences Fort Lauderdale

There is service and then there is service. I pulled my car up to the valet at the newly completed St. Regis Residence in Fort Lauderdale on a quiet Tuesday morning. There were at least 5 valet attendants along with a supervising manager. The attention and professionalism clearly stands out as a cut above throughout the entire property.

Walking through the hotel lobby, it felt as if I was walking through a 1940’s movie set. Modern with the tasteful flare of Deco styling.

The Condo Residences maintain a private entrance. Only 28 very lucky private residences. Out of the 28 there are only 10 on the market today. The lowest priced unit available is $1.950 million for a 3 bedroom 2400 square feet unit on the 19th floor. At the other end of the spectrum is the 10,000 square foot penthouse offered at $17 million.

The property offers an 8,500 square foot world class spa and an 8,000 square foot state-of-the-art fitness center overlooking the inland waterway.
