We were invited to a private diner at Trump Hollywood and I have to say we are quite excited about this project. Luxury Oceanfront Deals-One Bal Harbour Gets Ready For Occupancy

After several delays, newly constructed One Harbour is scheduled to begin closing units this Friday and it is anticipated that closings for all units will be completed by months end.  This 26 story luxury building in the most desirable location hosts a total of 185 units.  There are currently 85 units for sale.   That is 46% of the building on the market.  Investors are scurrying to get out.  This is a phenomenal building with spectacular views and first class amenities.   Units range from 2 bedrooms units to expansive penthouses.   Prices range from $700 to over $1500 a squre foot.  With so many units on the market, there are buying opportunities to be had in this building.   It is anticipated that in time, One Bal Harbour will become one of the most sought after Bal Harbour residences.

Julian Lennon, Son of Beatle John Lennon Buys at The Ritz Carlton, South Beach

LennonWelcome  to South Florida!   Singer Julian Lennon, son of Beatles guitarist John Lennon, is moving to Miami Beach.  Word has it that he will be splitting his time between Miami and England.  The 44 year old troubadour whose mom is John’s first wife Cynthia, got himself an 1,800 square foot, two bedroom condo at the new Ritz-Carlton Club, which should be finished in late 2009.  His purchase price wasn’t available, but prices in the 17 story building go from $900,000 to $17.5 million. Lennon is know for songs like Too Late For Goodbyes.

Miami’s edgy style, rich culture and unbelievable weather continues to  appeal to international celebrities.

The High End Condo and Housing Market in Florida Is Still Strong, As Reported By The New York Times

As reported in a New York Times article on October 27,2007,  As Housing in Florida Plummets, the Top Tier of the Market Just Dips, The upper tier of the real estate market in Florida remains relatively immune to the spreading disaster. 

“Houses and Condominiums with price tags of $1 million or more are still changing hands robustly in some of the most exclusive areas, though at a pace less brisk than a year ago.”

The South Florida high end market has several explanation for its buoyancy.  It is partially being fueled by foreign buyers attracted to the United States because of the weak dollar.   Furthermore, second home buyers still find South Florida one of the most desirable places to come and with the high number of affluent baby boomers approaching retirement, South Florida is still a top choice.

Although specific areas and specific oceanfront condos have stronger demand than others, there continues to be an interest and demand for both high end new developments and resales.
